Converting opportunities to reality

Finding opportunities that are not available through regular channels. |
Nordic Property Fund 1

The Fund takes advantage of the current imbalance between supply and demand in the Nordics |

|

|
Nordic Property Fund 1 or NP Fund 1 is the result of NjordCap's interest in the current Nordic Property market.
The Fund is poised to take advantage of the market situation of imbalance between supply and demand in the Nordics.
We believe it is crucial for lenders to separate their discontinued business and to put all efforts on core business activities. Moreover, we are convinced that banks and financial institutions would like to stay on arms-length distance to the real estate market to avoid ending up as competitors to their clients.
The recently low interest rates have however allowed the banks to temporarily hide away their exposure on the real estate sector by simply parking assets. This strategy is however a very short and risky gamble on an expectation that the real estate market will recover fast while interest rates stay at low levels. It is our strong belief that there will be very attractive investment opportunities available in the Nordic region in the immediate future. |
The philosophy behind every investment in the Fund will be based upon the following principles:
1. Preserve invested capital 2. Be proactive but highly selective 3. Do your homework properly before you buy 4. ‘Cash is king’ 5. Understand the key drivers
6. Margin of safety 7. Minimum one business plan 8. Prudent use of leverage 9. Active ownership 10. Clear exit strategy
The fund focuses on value-added investments in the Nordic countries, needing active hands-on management and matching the following investment criteria:
• Office • Retail • Residential • Good location in a city with +50,000 inhabitants • Investment size in the range of DKK 200m – 1bn |
